  • Free Renovations: The negotiated purchase price failed to factor in over $150k of high-end renovation work recently completed. By securing the property at pre-renovation value, the brothers effectively walked into $150k of value for free.

  • The Long Game: Brodie negotiated a four-month settlement. In a rising market, this allowed the boys to capture "free growth," officially settling on the property at a price fixed months prior.

  • Record Returns: After just one open home, the property secured a suburb record rent of $775 per week, ensuring the investment is self-sustaining.



The Result: A Foundation for Growth


This wasn't just a purchase; it was a launchpad. Because of the immediate equity gain and the strong rental yield, Harry and Teddy are already on track to have enough equity to fund Investment #2 by the end of the year.
